Benefits of Planting Native Plants in Your HOA Community
California Native Plants Enhance Property Values
Have you considered replacing the plants in your landscape? Property managers and HOA landscape committee members are constantly seeking ways to manage costs while ensuring properties maintain their value. In San Diego County, almost all HOAs pay for water to irrigate common areas and community landscaping needs. So, what does this amount to? Well, the EPA estimates that about 50% of water used on lawns and landscaping is wasted to runoff or evaporation. That's a lot of money going down the drain.
Fortunately, there's a viable solution. One of the best ways to save money is to reduce water usage, and by planting California native plants, HOAs can lower their water consumption by 30–75%. California native plants provide other cost-saving benefits, too. For example, they can help reduce maintenance costs over time by requiring less pruning and fertilizer.
Why Planting Native Plants for HOAs is Smart
We have it pretty good here in San Diego County. However, we do need to be mindful of our water use, especially when it comes to what we plant in HOA common areas. That's where native plants come in. Luckily, most California native plants are attractive, enhancing the look of almost any HOA.
Key benefits of California native plants for HOAs include:
Water Savings: Native plants are naturally adapted to our local climate, so they'll require minimal irrigation. Minimal irrigation can save on water bills.
Reduced Need for Maintenance: With native plants in your landscape, you use less fertilizer and pesticides. Native plants also require less pruning. Lower maintenance needs can lower your overall expenses.
Enhanced Visual Appeal and Property Value: Many California native plants are visually interesting. Native gardens are an excellent way to enhance the visual appeal of your HOA community. Use them to add seasonal color and to create a natural landscape that is attractive for residents and visitors.
Good for the Environment: Bring back the pollinators. You can attract and support pollinators and birds by creating a vital habitat. Vital habitats can also improve soil health while beautifying your community.
Can be Used to Reduce Fire Hazards: In California, certain plants retain moisture, which can help reduce the rate of fire spread. Creating a fire-defensible space is recommended for communities in high-risk areas.
The days of excessive water use for plants and common areas in HOAs are becoming a thing of the past. When it comes to water use, many HOAs are prohibited from enforcing certain rules during a declared drought emergency. Even when not in drought, HOAs must abide by specific rules regarding water use, as stated in this fact sheet.
AB1572 Nonfunctional Turf Ban
The compliance date for AB1572, the California Nonfunctional Turf Ban, is fast approaching (HOA properties must comply by January 1, 2028). What this means for HOAs is that if you have grass in common areas that is purely decorative and not used for recreation or community activities, it must be removed. The good news is that by replacing decorative turf with drought-tolerant landscaping options, you can help reduce water use, support long-term water conservation efforts, and save money.
Fortunately, rebates are available to HOA communities in San Diego County, specifically those that choose the Turf Replacement Program. Note: Synthetic turf is not an approved conversion option for the program.
If your HOA is in an incorporated part of San Diego County, there are other programs that your HOA can take advantage of, such as the WaterScape Rebate Program. You can also receive an extra $1/sq. ft. when you opt to install native plants on all or part of your turf replacement project.
